ALLENTOWN, PA: Residents of the Lehigh Valley gathered to show strong support for a $250,000 study of the creation of a train line as an alternative to driving along Interstate 78 and Route 22. Advocates want the Lehigh Valley Economic Development Corp to join in discussions led by New Jersey Transit regarding the $1.2 study of a proposed extension from High Bridge, NJ to Allentown.
EAST RUTHERFORD, NJ: A state appeals court has sided with developer Tomu Development Company for the construction of 2 twenty-story towers to be built along the Hackensack River. The towers are to have a combined 700 market rate units and 140 units set aside for low- to middle- income residents. No timeline for construction of the project, to be located near the new Xanadu entertainment complex, has been made public.

JERSEY CITY, NJ: Work is set to be completed by 2012 on a 16-story combined condo, retail, and hotel tower on the Liberty Harbor waterfront. Total floorspace of 564,000 square feet is to include 313 hotel rooms along with 470 condominium units and retail.

NEWARK, NJ: A partnership between New Brunswick, NJ -based Boraie Development and basketball legend Shaquille O'Neal has announced its intention to construct a 25-story, 152-unit market-rate residential tower near the Passaic River waterfront. Construction is expected to begin within the first half of 2010.
ASBURY PARK, NJ: A vision for a revitalized Main Street gained some momentum on Wednesday with the City Council adopting an ordinance for a Main Street Redevelopment Plan. Members of the Council are seeking to capitalize primarily on the City's ownership of land surrounding it's train station and the idea of creating a public-private partnership to create a mixed-use building that would include a new City Hall.

NEWARK, NJ: Ground has broken on this city's first completely new luxury apartment building in many years. The 4-story Continental is to contain 67 residential units along with 12 retail slots, and is expected to be completed by Summer 2009.

PAULSBORO, NJ: Environmental studying is underway for the $324 million Paulsboro Marine Terminal, which the South Jersey Port Corp. hopes will meet future demand for shipping in the region. This funding is to cover the cost of dredging, the creation of three new berths on the waterfront, and the acquisition of land needed for future warehouse space.

NEWARK, NJ: Funding for the $7.5 billion Trans-Hudson Express Tunnel received a boost at the state level. An additional $75 million has been set aside for the state's portion of funding of the project.

ATLANTIC CITY, NJ: The City has put together an ordinance allowing for the issue of $56 million in bonds for the construction of new roadways and infrastructure related to the 20-acre Revel Entertainment megaplex site. Construction started a few months ago on Phase I of the project, which is to include a 48-story, 1900-key hotel tower.
PHILADELPHIA, PA: The first major public hearing on the 1500 ft American Commerce Center tower is to take place on Tuesday evening. Developer Wallnut Street Capital is expected to request state funding to support the extension of the SEPTA concourse to 19th & Arch Streets, the site of the proposed tower.

NEW BRUNSWICK, NJ: The proposed $150 million, 18-story Stem Cell Institute becomes the third major project in the past year to stall in this city. It follows the 14-story, 150' New Brunswick Arts Tower, and the (formerly) 32-story, 330' Gateway Tower; both of which were originally scheduled to break ground during the past 12 months.

PHILADELPHIA, PA: A bill was introduced on Thursday that would allow for spot-zoning on the site of the proposed American Commerce Center ttower. The tower was announced earlier this year with a proposed height of 1500'. It would stand as the third-tallest tower in the United States upon completion, just behind Chicago's Chicago Spire (2000') and New York City's Freedom Tower (1776') - both of which are currently under construction.
BALTIMORE, MD: Construction is set to begin on a new entertainment venue that serves as an expansion of the existing Towson Circle complex. A new 2,500-seat multi-screen theater is part of the development plan, which will sit atop a 4-story parking deck containing 700 parking spaces.

PHILADELPHIA, PA: An anchor tenant for the Cira Center South project may no longer be a pipe dream for Brandywine Realty Trust, which is in talks with Blackstone Group to serve as an anchor tenant in the project's office component. Cira Center South is to have a 400,000 to 500,000 square-foot office tower expected to rise more than 600 ft into the sky, as well as a 25+ story residential building and parking deck. The complex is expected to be completed in late 2011 or early 2012.

BALTIMORE, MD: A reported $2.7 billion worth of construction activity is taking place, primarily in the Downtown area. Most of this new construction is taking the form of institutional space, as hospitals and educational facitlies are expanded.

TRENTON, NJ: Three prominent developers are focusing on the creation of a mixed-use community around the City's train station, containing a projected 2 million-plus square feet of office space. Nexus Properties and Vista Center Development each plan on constructing 25-story office buildings along with retail and residential units, while Matrix Development begins to assemble its own set of plans.

ASBURY PARK, NJ: While the region's lull in construction activity ensues, City officials are educating residents about the benefits of green building design. This seminar, to take place on Thursday evening, will serve as the groundwork for Asbury Park's "Green Buildings Incentive" program, with the City intending on holding discussions with developers in June ahead of the region's next anticipated boom in construction activity.

PHILADELPHIA, PA: A report titled "State of Center City 2008" details the steady decline in vacancy rate in Philadelphia's central business district. A full percentage point year-over-year drop in vacancy is projected through the end of 2008, and tax policies more favorable to businesses are largely credited for this growing interest in Pennsylvania's largest city.

PITTSBURGH, PA: A 52-unit apartment building, designed to resemble the classic architecture of Braddock, is on its way toward final approval as part of a plan to revitalize a former industrial powerhouse neighborhood. The project is being developed by Philadelphia-based Pennrose Properties, in conjunction with Pittsburgh-based Frank A. Falbo, Inc, with construction expected to begin by the end of this year.

LAKEWOOD, NJ: A new-urbanist community may be in the works for a small section of this city, with a mix of office, residential, and locally-based retail outlets. The National Endowment for the Arts, which was involved in the design of the 80-acre Liberty Harbor in Jersey City, has been pushing the more pedestrian-friendly, and slightly more dense, theme.
